We are a commercial real estate appraisal and consultant firm located in the NE Texas town of Lindale, Texas. Thompson Appraisal Service is an active provider of real estate appraisal services for many lending institutions, attorneys, individuals, and mortgage brokers from all over the United States. Founded by Joe Bill Thompson, MAI, a native of Lindale, Texas and former partner of Kennedy Holtkamp, Inc., a major provider of commercial real estate appraisal services for the Brazos Valley & Central Texas region for over 20 years.

Our commercial appraisals are narrative reports that can be provided in one of three formats.

  1. Complete Narrative Appraisal – This is the typical full narrative appraisal that is done for underwriting purposes.  Detailed and thorough with complete description & analysis of the subject property & its environs, but also clear explanation of the analytic process and valuation analysis.  Fully compliant with USPAP, FIRREA and all banking supplemental appraisal regulations.

  2. Condensed Summary Appraisal – This format condenses a description of the subject property, as well as a condensed description of the appraisal process and valuation.  Comparable data is summarized, though full detail of the data will be typically included in the addenda.  Fully compliant with USPAP, FIRREA and all banking supplemental appraisal regulations.

  3. Condensed Snapshot Appraisal -  This format condenses a description of the subject property, as well as provides a snapshot of the respective valuation methods.  Reporting detail of the analysis is limited in this version.  Comparable data is summarized.  Although sometimes referred to as a restricted appraisal, the appraisal process is not restricted – only the narrative elements are scaled back.  Fully compliant with USPAP & FIRREA appraisal regulations.

     

It should be noted that the analysis and research elements are the same for each of the above appraisal formats and our value opinion will be same – no matter which format is utilized to report the results of the appraisal.  Only the report format changes.

Our appraisal fees are bid based.  Prior to accepting an assignment each property is researched to determine an appropriate scope of work required to develop a reliable opinion of the value.  These factors are utilized to determine an appraisal fee that is inclusive of all expenses.
